Role Overview

We are seeking an experienced Apartment Underwriter to join our team on a contract basis. The ideal candidate will have a proven track record in underwriting multifamily and apartment building investments, with the ability to assess financial risk, evaluate loan packages, and support investment decisions through clear and well-documented analysis.

Key Responsibilities

• Analyze and underwrite real estate investment opportunities, primarily focused on apartment buildings between 15–100 units
• Review borrower financials, operating statements, rent rolls, and relevant market data to include rent comparable analysis.
• Perform cash flow analysis, DSCR calculations, and loan sizing
• Evaluate risk based on borrower creditworthiness, asset performance, and local market conditions
• Collaborate with internal teams to deliver timely and well-supported underwriting recommendations
• Prepare professional underwriting reports and loan summaries for decision-makers
• Remain current on underwriting guidelines, market trends, and best practices in the multifamily sector

Qualifications

• 3+ years of experience in real estate underwriting, with a focus on multifamily/apartment properties
• Deep understanding of real estate metrics such as NOI, Cap Rate, DSCR, and LTV
• Proficient in Excel, Google Sheets, and real estate financial models
• Strong analytical skills, attention to detail, and the ability to interpret complex financial data
• Experience with Freddie Mac and Fannie Mae loan structures and requirements
• Excellent verbal and written communication skills in English
• Self-starter who can work independently in a remote environment and contribute to team goals
• Must be based in Central America and available to work 8:00 AM – 5:00 PM PST

Preferred Qualifications

• Experience working with U.S.-based lenders, brokers, or real estate investment firms
• Familiarity with the U.S. multifamily market and investment practices
